Options when the lease expires
Tenants facing an end-of-lease notice can first request a fixed six-month extension in writing, which some landlords accept to avoid vacancy costs. Others are inspecting properties listed for sale in Edge Hill and Manoora with a view to negotiating a short-term lease-back once the property settles. A smaller group is pooling resources to buy a two-bedroom unit in the $380,000 to $410,000 range around Westcourt, using the First Home Guarantee scheme to reduce the deposit to five per cent.
Those staying in the rental market are advised to lodge applications within 48 hours of inspections, supply payslips covering the past three months, and consider properties slightly further from the CBD such as Redlynch or Freshwater, where weekly rents remain $60 to $80 lower than equivalent homes in Trinity Beach. Early contact with local real-estate offices remains the most direct route to securing a lease before the next wave of seasonal workers arrives in August.
