Northern Beaches sites target local workers

One project sits near Smithfield shopping centre and another fronts Trinity Beach Road, both within easy reach of the Cairns CBD via the Captain Cook Highway. These locations place tenants close to major employers in hospitality and retail without the need for a deposit or stamp duty payments that buyers face at current price levels.

Queensland data from March 2026 shows average weekly rents for two-bedroom units at $485 in the Cairns region, while build-to-rent operators advertise starting rates of $520 with no bond increases for the full lease term.
