Cairns rental vacancy rates dropped below 1.8 per cent in the June quarter, the tightest reading recorded since early 2024, according to data compiled by local agencies tracking listings on the Northern Beaches.

The squeeze matters now because tourism operators are ramping up staff numbers ahead of the peak season and returning Chinese investment has lifted demand for short-term accommodation staff who need long-term rentals nearby.

Northern Beaches pressure points

Agents handling properties along Captain Cook Highway in Trinity Beach and near Smithfield Shopping Centre report three to four applications arriving within 24 hours of each new listing. The same pattern appears in streets off the highway such as Trinity Beach Road, where workers tied to resort expansions compete directly with families priced out of the $420000 median house price across Queensland.

Cairns Regional Council housing support programs and the local office of the Department of Housing have logged a 22 per cent rise in rental assistance inquiries since March, confirming the shift from buyer to renter demand.

Numbers behind the shortage

CoreLogic figures released on 9 July show only 142 rental listings active across the Smithfield to Trinity Beach corridor, down from 231 at the same date last year. Average asking rents for three-bedroom houses now sit at $620 a week, up $45 from twelve months earlier, while entry-level units near the university campus start at $480.

Buyers face separate hurdles. Properties in the same suburbs that sold for $395000 in 2024 now list above $465000, pushing more households to remain in the rental pool and intensify competition for each vacancy.

People searching now should gather payslips, references and a bond-ready deposit before inspections, register with at least three agencies that cover the Northern Beaches, and widen their search to include nearby suburbs such as Freshwater and Redlynch where slightly higher vacancy allows faster approvals.
